Four steps to selling on your own
Price it
Use recent nearby sales, not a website guess. I'll send a free comparison.
Prepare it
Repairs, photos and disclosures done before the first showing.
Market it
Yard sign, social posts and, if you want, a flat-fee MLS listing.
Close it
Contract, inspection, title and closing, with a checklist for each.
Three ways to sell. Pick yours.
| On your own | Flat-fee MLS listing | Full service | |
|---|---|---|---|
| Exposure | Signs, social, portals you post to | Listed on the MLS and syndicated sites | MLS plus a full marketing plan |
| Showings | You | You or me, your choice | Me |
| Negotiation | You | You, with me on call | Me |
| Paperwork | You and your closing attorney or title company | Guided by me | Handled by me |
| How you pay | Your time and your costs | A flat fee | A negotiated commission |
Fees and terms vary and are set in a written agreement before any service begins.
Common questions
Do I have to disclose problems with my home in Florida?
Yes. Sellers must disclose known defects that materially affect value and that a buyer couldn't easily see. A real estate attorney or title company can confirm what applies to your sale.
Do I need to pay a buyer's agent?
No. Whether to offer compensation is your decision, and any offer should be in writing. The calculator above lets you see how it changes your net.
Who handles the closing?
A Florida title company or real estate attorney. I can point you to a few local ones.
What if I start alone and want help later?
Call me. You can switch to a flat-fee listing or full service at any point, under a written agreement.
